JOB SCOPE
The Maintenance officer is responsible for overall coordination of all maintenance activities for assigned properties within the Knight Frank Rwanda property portfolio.
JOB ROLE
- Oversee work being done by contractors to ensure it is completed within the right time, cost & at the highest quality.
- Coordinate routine maintenance works
- Obtain & analyse quotations from contractors & make recommendations on the selection strictly adhering to the Knight Frank Rwanda procurement policy.
- Assess and advise on repairs and make requisitions for materials and fittings required.
- Administrate small property improvement projects within the portfolio assigned
- Assist respective Property Managers in preparing budgets for routine maintenance and property improvements.
- Advise on service contracts regarding issues of security, generators, water testing and analysis, lifts, CCTV, electric fences etc
- Decide in liaison with the Property Manager on which contractor to award works based on balance between contractor’s ability to deliver acceptable quality & reasonable costs.
- Ensure works are done as per specification and make recommendations to the Property Manager
- Recommend disciplinary action for non-performing contractors to the Property Manager
- Assess the conditions of equipment, installations, machinery and advise management on upgrades, installations and suitability
- Attend to breakdowns, building defects and other machine failures.
- Design maintenance schedules, plans, programs and checklists.
- Ensure maintenance of machinery installations and buildings is done as per the schedules and requests made.
- Implement and enforce compliance to health and safety standards
QUALIFICATIONS, EXPERIENCE AND SKILLS
- Degree in civil, mechanical, plumbing and electrical engineering or construction management or related discipline.
- Minimum of 3 years’ experience in Construction management and maintenance works.
- Training in engineering, building construction technology and management including contract law, cost administration and management
- Good & working knowledge of laws and regulatory standards & contractual agreements in construction projects
- Good knowledge of the building code and the national maintenance policy
- Knowledge of key suppliers, prevailing market prices & players in the construction industry.
- Proficient in word, excel, powerpoint and outlook
- Knowledge in interpreting engineering and architectural drawings and plans.
- Office practice in contract procurement procedures and administration
- Must be a Rwandese national or have the right to live and work in Rwanda
